Construction Administration Specialist
Position Summary
We are seeking a detail-oriented and proactive Construction Administration Specialist to join our architectural team. This role serves as the primary liaison between the design team, clients, contractors, and consultants during the construction phase of projects. The ideal candidate possesses a strong understanding of construction practices, contract administration, and architectural documentation, ensuring projects are built in accordance with the design intent, contract documents, budget, and schedule.
This position plays a vital role in maintaining project quality while fostering collaborative relationships with clients, contractors, and internal project teams.
Responsibilities
- Administer architectural projects during the construction phase from bid award through project closeout.
- Review shop drawings, product data, samples, and mock-ups for compliance with design intent and contract documents.
- Prepare and process Requests for Information (RFIs), Architect's Supplemental Instructions (ASIs), Proposal Requests (PRs), Construction Change Directives (CCDs), and Change Orders.
- Conduct periodic site observations to monitor construction progress, quality, and conformance with the contract documents.
- Prepare detailed field reports and communicate observations to project stakeholders.
- Review contractor applications for payment and verify progress of completed work.
- Coordinate responses with project architects, engineers, consultants, and owners.
- Participate in preconstruction meetings, progress meetings, punch list inspections, and substantial completion inspections.
- Assist with project closeout activities, including review of as-built documents, warranties, operations manuals, and final completion documentation.
- Maintain accurate construction administration records and correspondence.
- Identify construction issues early and collaborate with project teams to develop practical solutions.
- Ensure projects are administered in accordance with AIA contract documents and firm quality standards.
Qualifications
- Bachelor's degree in Architecture, Construction Management, Engineering, or a related field preferred.
- Minimum of 5 years of construction administration, architecture, or commercial construction experience.
- Strong knowledge of commercial building construction methods, materials, and systems.
- Thorough understanding of construction documents and specifications.
- Experience interpreting and administering AIA contract documents.
- Excellent written and verbal communication skills.
- Strong organizational and time management abilities.
- Ability to manage multiple projects simultaneously.
- Proficiency with Microsoft Office.
- Experience with Bluebeam Revu and construction management software preferred.
- Experience with Autodesk Revit and AutoCAD is a plus.
- Valid driver's license with the ability to travel to project sites.
